The goal of a typical roof inspection is to identify roofing materials, deficiencies, components that are near the end of their service life and roof components that are not functioning properly. Here is our out-of-the-box 17-step inspection protocol to cater to all your roof Houston needs.

Type of Roof

A successful inspection starts with a keen examination of your type of roof. Is it a steep-sloped, low sloped or flat roof? We also seek to calculate the roof’s pitch. Is your roof’s pitch within the recommended range of degrees?

Age of Roof

Any roof inspection should look at the age of the roof, but the look on the surface is only one item that should be checked. We established the true age of the roof with your consent from your files. Also, we go through the roof plan to identify all the equipment on the roof. Besides that, we take some time to familiarize with the nature of repairs that (might) have been done on the roof in the past.

Water Leaks Inspection

Prior to getting on the roof, we thoroughly inspect interior ceilings, attics and walls for evidence of damage and/or leakage. Signs of leakage on a ceiling do not necessarily mean the roof is leaking right overheard. The leak may originate in on one spot an move down until it finds a weak point before it shows up, often quite a couple of meters away. Our experienced roofers will do whatever it takes to identify the exact origin of the leak and suggest the best course of action to prevent further damage of our property.

Roof Deck Inspection

We’ll inspect the roof deck for any pre-existing and upcoming structural damage caused by possible water damage, dry rot or termites. A rotten roof can be an indication of faulty roofing.

Shingles Examination

It’s natural for roofing shingles to weather and deteriorate over time. The rate at which this happens can be affected to a couple of things like – shingle quality, climate, degree of roof slope or structure orientation. We determine the extent of damage on shingles and suggest the right forward for the homeowner.

Missing Shingles/Tiles or Loose Panels

Different homes have different roofing challenges and sometimes some roofing products require the help of a specialist to give a qualified opinion. That’s our specialty; we continually educate ourselves to be the best inspectors possible.

Algae Growth Inspection

Algae can grow on all types of roof surfaces – clay, concrete asbestos, slate and even asphalt shingles. Identify such defects is our core mandate.

Chimney flashing Inspection

Chimney flashing repair related calls are common house calls that we receive every day. Our techs will evaluate your situation and recommend the best course of action for your flashing repair.

Abutment Inspections

If there’s a leak anywhere down-slope, water entering at this roof-wall intersection can easily find its way into your home. We work hard to nip such problems in the bud.

Jacks and Vents Inspection

We take time to inspect the softer materials of your roof. This is because hail can easily damage these materials and weaken your roof.

Roofing Ventilation Inspection

A comprehensive inspection of your roof ventilation can help you reduce cooling bills and extend shingle life.

Is Roof Properly Fastened

We have the right tools to check for proper fastening without compromising the wind resistance of the roof.

Are hot water and furnace connections OK (attic)?

Attics are typically dark and dusty places where no one really wants to stay for long. It is our humble duty to get in there and check of all the connections serving your home – hot water and furnace connections – are properly installed and working well.

However, it is quite unfortunate that many homeowners and property managers do not take their time to ensure that they schedule routine repairs either because they do not have the time and means to do so or because they depend on the long-term guarantees that many roofing systems offer.

But what many of these homeowners do not know is the fact that in these long-term guarantees that many manufacturers offer, there are lots of provisions which, as time goes, significantly reduce the liability of the roofing manufacturer should any damage happen to the roofing system. What this means is that it will result to added costs of the roof repair as you will be required to hire fresh college Station contractors to repair significant damage to a roof. Even though a lot of concerns regarding these warranties have been raised by the NRCA, consumers are yet to learn.

Scheduling maintenance

Having learned the dangers of over relying on roofing companies’ warranties, you certainly want to know how you can maintain your roofing system. The natural question that pops on your mind then will be: just how do you go about it? The best way of maintaining any roof is to ensure that it is regularly maintained. Remember that all other works of constructions, and not just the roofs, will need to be cared for properly so that they serve their owners for longer and also better.

Benefits of regularly maintaining your roofing system

• It ensures that the system is always running. By leaving your roof unattended to for quite sometime, it will tend to start flagging, something that will have the effects of reducing its usefulness.

• Early problem identification: during regular maintenance of a roof, it is possible to discover small damage such as leakages. This means that it will be quickly repaired, and this will forestall any significant damage to the home.

• For property managers using a planned approach with regard to property management, the idea of knowing fully the condition of their homes’ roofing system is a welcome one because they can then be able to budget for relevant expenditures.

Importance of preventative maintenance

According to NRCA, it is recommended that at least twice in one year, there should be thorough inspection of every property system. This should be done by a roofing contractor that is qualified, and their brief is to ensure that everything works like clockwork. Note the important role that the roof plays in any structure plus the fact that it is always exposed to harsh weather elements that steadily wear it down.

In the absence of regular inspection as well as maintenance, there would be occurrence of more serious returns. NRCA recommends that the best time for carrying out this inspection is during the times of Spring and Fall.

After a spell of bad weather, it is also recommended to carry out a detailed inspection, and this is only preventive measure to forestall any serious damage. It is common for bad weather to leave a mass of debris in its wake. If this is not cleared out in time, it may cause problems such as drains and gutters, something that may cause drainage blockage.

Although a simple roof inspection may be done using a ladder to access the roof, NRCA recommends that you should hire a contractor who is qualified who is capable of handling any repair work. In fact, even people are advised to avoid walking around a building under repair in order to avoid injuries.

Many multifamily residential homes choose to hire professional roofing contractors to take care of all their maintenance and inspections, and this is actually an efficient solution. Property managers always depend on professional in repairing roofing systems because this has two advantages: it lessens the risk of injury and also helps keep the roof in top shape so that it can be more durable.Roofing upgrades that are presided over by college station follow this strict maintenance criterion which results in not only keeping the roof in great shape but also the entire building. Tips On Choosing A Roofing Contractor

It is a bit difficult for College Station residents to find a good roofer. This is because there are many fraudulent roofers who lie to homeowners that they can give them quality roofing solutions which are not usually the case. Below tips will help any College Station resident who is looking for a roofing contractor.

Look for References

It is not very easy to differentiate between an honest roofing contractor and someone who is out just for a weekend to look for money. However, there are a number of factors that you can look at if you would like to get the best services. One of the most effective ways in ensuring that the roofer you choose is trustworthy is by asking for references. You can ask for references from some of your family members as well as friends who stay in College Station. A good roofer has a good name among his customers. Thus, it will be easier to find one through their past client references.

However, if you do not have a family member or friends who have hired these services before, you can use the internet. All you need to do is search the word Collage Station and look at some of the results that appear at the top of the search engine. If you would like to search the quality and track record of the roofer, then read some of the company’s reviews. A roofer company that has many complaints from customers and negative reviews should be avoided at all costs as this shows some level of incompetent on their side.

NRC Recommendations

According to NRC that is National Roofing Contractor Association of America, evaluation of any contractor is usually done before a roofing contract is given out. This is because the roofers’ umbrella body has some specific basic standards which an ideal contractor must meet. For example, one has to be on the watch for roofers who instead of using galvanized steel nails they use staple. In addition, clients need to watch out for people who use mill plywood in the place of certified plywood.

You need also to look at the insurance of the roofer. Due to the delicate nature of any roofing job, financial professionals recommend suitable roofing insurance cover. Since different roofing contractor provide different kind of insurance, you might not end up getting what you actually hoped for while signing your roofing contract. There are many cases of losses encountered by a roofing contractor due to not being covered well by an insurance company. Thus, do not sign any roofing contract before comprehending the kind of cover you will be offered.

Watch Out for Fake Roofers

Roofing is a very big business today and anyone can run a big roofing company. There are many cases of people moving from one state to the other offering roofing services to homeowners. Some of these people come with names of big companies as their employers. Thus, make a visit to the roofing contractor of your choice to evade any problem.

You should be wary of roofers who charge very low amount as it might be a pointer to poor services, incompetence materials and fake construction materials. However, do not select a contractor who charges high prices. To get the best deal, ensure that the contractor gives you a written estimate prior to handing them a contract. In addition, ask them what the project will entail and in case you have any doubt, carry out your research. Roofing prices vary depending on kind of materials used, number of roof layers and the size of the roof. Some roofers are expensive due to the difficulty of the project.

After the Contract

Since the hardest part is over, the remaining part is to sign the contract papers and let the work start. Give your contractor time to work and finish the project on time. You can meet the contractor weekly for some consultations as well as giving them some motivation.

Do not choose a contractor who demands payment that does not agree with the terms and conditions of the contract. You should not pay for anything that is not in the contract. Critical matters such as materials, labor and miscellaneous should be covered in the contract.

Final Word

If you have a good roofing company, you will be assured that your work will be done without any problem. The above tips should be of help to you when choosing a roofing contractor.

Discover How to Keep your Home Cool by Leveraging the Power of the Sun

Most homeowners today use the standard ventilation systems with attic fans powered by electricity. This standard method of keeping the house cool during the hot summer months has one notable drawback – huge electricity bills. This is why solar powered ventilation is becoming increasingly popular in the United States, as this method of cooling a home involves lower costs, an increased performance and additional cooling benefits.

How Does it Work?

We are talking about a pretty simple system that works by harnessing free energy from the sun and converting it into usable electricity that spins up the fan. The fan is powered by a small photovoltaic panel placed on the roof, facing south. During the day, the sun heats the PV panel, which in turn provides renewable energy that is transferred into power to spin the attic fan.

A cooler attic fan is much more efficient than a standard fan, because it increases the efficiency of the air conditioning system. Solar powered fans are considered a much better choice by both companies and homeowners, because they can cool a wider space, not only in the attic. It is well known that the warm attic air will migrate to all other areas of the house or office.

Systems Specs

Usually, a solar ventilation system comes with the following:

A 5-blade aluminium fan.

- An U.S.-made corrosion resistant aluminium frame, hardware and stainless steel brackets.

- A monocrystalline solar panel with hail resistant, high-strength tempered glass.

- At least ten years warranty.

Top Benefits of Roof Ventilation

Poor roof ventilation affects negatively many aspects of your house, including the AC cooling loads, the quality of indoor air, water damage and lifespan of materials. During the summer months, an overheated attic is the last thing you want, because the heat in the upper side of your house will expand to cooler areas, such as the kitchen, bedroom and hallways. Warm air and overly moist that are not vented out of the attic as soon as possible might affect the whole air quality in your house or office, leading to excessive mold and mildew.

Note that an overheated attic will shorten the lifespan of roof shingles, leading to increased damage over time. This is why roof ventilation is so important, not only in the hot summer months, but also in the spring and fall.

Choosing a Solar Ventilation System

Solar ventilation systems are specially engineered to withstand harsh weather conditions, such as strong winds, hurricanes and even tornadoes. Usually, solar powered ventilation systems are certified and tested by the departments of insurance for windstorms in each state and rise up to the most demanding standards in the industry.

When it comes to the safety of your home or office, it is important not to settle for cheaply made foreign products that are unable to last through a storm or provide the amount of energy needed. Always play it safe by choosing original products made in the USA and approved by the Florida State Product Certification or any other official statal institution that can offer windstorm insurance.

Why a Visit to Your Contractor's Premises Before Signing Above The Dotted Line Is Important

Finding the best roofer for your house is no easy task. In Navasota, TX, we are no strangers to fly-by-night roofers. Some of them operate a junk yard in the back of their truck. A couple others even insist that you sign a contract allowing them to negotiate with your insurance company. Beware. Signing these documents puts you at risk of waving any rights about future decisions regarding roof repairs or replacement. It also binds you to turning over payment of the fake contractor even if you’re not satisfied with their service.

Reputable roofing companies will have an established office where you can visit during any time of the day. This is not possible when you hire a roofer, who works from the back of his truck or yard. You want a contractor who does these on a full-time basis, not just some weekend warriors who wants to finish as many roofing projects as possible before moving on to fleece other unsuspecting homeowners of their money.

Why Insist on Visiting Your Roofer at His or Her Premises before awarding them the Contract?

There are many reasons why you should always arrange a visit to your roofer’s office before signing above the dotted line. First and foremost it gives you a direct feel of their services. For instance, you are able to tell if really the contractor is enthusiastic, professional and knowledgeable. Another obvious benefit to visiting the roofer’s office beforehand is that you get an opportunity to ask them as many questions as possible including:

Are you licensed?

Can I have a list of references?

Do you provide a written estimate?

What is the approximate time frame for the whole project?

What do I need to do to prepare for your work before you get on site?

It is the tradition of professional roofers to display samples of different roofing materials at their premises. Therefore arranging a visit to their offices ultimately gives you the benefit of comparing different roofing materials available at no cost.

A visit to a roofer’s offices gives you a chance to judge the quality of their customer service. Besides that, it gives you an opportunity to verify any doubtable facts or information you might have come across during your research about them. Also, the fact that they are available in an open and easily accessible gives you the guarantee of getting good value for your hard-earned funds once you entrust them with your upcoming project.

Arrow line’s latest breed of steel shingles

Steel shingles, unlike your other roofing materials, last a lifetime, attract lower energy costs and above all survive extreme weather. In this brief write-up we’re going to talk about Arrow line’s latest breed of steel shingles.

Arrow line Steel Shingles Overview

Arrow line steel shingles are designed to withstand all manner of harsh conditions. From the extremely cold winters of north woods to the blistering south California sun. They are coated with a special Kynar 500 finish to maximize on retention and durability. What’s more, these products are tested in winds in excess of a hundred miles per hour.

Arrow Line’s four-way interlocking system utilizes the latest technology to be easy to install, cost effective and environmentally safe. You can definitely bank on these roofing materials to lock out the harshest weather conditions.

Unlike other roofing products, Arrow Line steel shingles will not peel, warp, peel or crack. These time-tested shingles are available in 15 distinct colors with matching trim for a fine finishing statement that’s like none other. Also, they boast a unique double embossing pattern that makes them brutally strong to an extent that they can be walked on without getting damaged (self care must however be taken).

Why Steel Shingles?

*Value for money

Compared to traditional roofs, steel roofs retain their value better because they survive more extreme weather and have low energy costs. Some insurance agents are actually willing to give discounts to homeowners who take the trouble of installing these roofs.

*Environment friendly

Steel roofs are 100% recyclable a fact that makes them friendly to Mother Nature. Arrow steel shingles are made from a minimum of 25% recycled materials. Besides that, these shingles can help lower your energy bill by deflecting a significant amount of heat in summer and conserving heat during arduous winter seasons.

*What about noise?

A common misconception about steel shingles is that they are noisier than other types of roof. While this may be true to some extent, a study done by the Acoustic Group established that the sound from a typical roof is only 6 Db greater than that of a traditional asphalt roof. Arrow line steel shingle actually produce less noise than this since they feature: an advanced fastening system, proper underlayment and four way locking that minimizes the amount of noise produced.

*Ability to withstand hail

Arrow line steel shingles are specially designed to withstand even the most violent hailstorms. They boast double embossed panels which will help minimize the damage caused by hail. Aside from that, these roofs are covered by warranty that protects you just in case there’s significant damage on your roof as a result of hailstorm(s).

*Long-life

Nothing lasts longer with minimal maintenance than a steel roof. Arrow line steel shingles are corrosion-resistant which makes them capable of withstanding even the harshest outdoor conditions. Plus they are fireproof and rust-proof. EDCO provides a life-time non-prostrated limited warranty with complete fade and hail protection. The best thing about this warranty is that it is transferable if you decide to sell your home.

Arrow line steel shingles are available in the following colors: charcoal gray, desert tone, glacier white, pewter, royal brown, statuary bronze, classic blue, bright red, classy red, spruce green, Hartford green sand tone, cedar and T-tone. Please refer to actual samples of these from Brenham roofing company before arriving at your final color decision.

Why It's Important To Verify A Roofer's Insurance

It is not uncommon to come across complaints related to losses incurred during roofing contracts. This is why experts recommend scrutinizing the contents of your roofer’s insurance as a basic measure to protect yourself against any losses that may arise in the course of the contract.

Because of the prevailing tough economic times, some roofing firms have now taken to using cheaper insurance policies. Unfortunately, this puts you in a dangerous position in case your loss is not catered for in the roofer’s policy. You want to stay away from contractors whose insurance cover is not adequate to cater for a reasonably wide variety of losses that are typical of roofing contracts.

How to Verify Your Roofer’s Insurance

Different types of policies that most roofers use include:

*Workers compensation insurance

Workers compensation cover protects the insurer from having to pay from their own pocket in case one of their workers is killed through a work related accident.

*Public liability insurance

This protects you and the roofer against paying for any losses incurred by the public due to activities in and around the construction site. This is the cover that pays for any damages or costs required if say a car is hit by a piece of scaffolding falling off from your roof.

*General Liability Insurance

This one covers quite a large variety of risks including: personal injury, medical payments, advertising injury, completed operations liability, punitive damages and independent contractor’s liability.

Note that: Whether the roofer’s insurance company pays you depends on the nature of the loss that was incurred. If the loss was duly covered and is proven to have been happened due to his (roofer) negligence, you will be compensated (i.e if it is under his regular CGL policy).

Procedure for seeking compensation from roofer’s insurer

The foremost step is to contact the roofer through a formal letter demanding for compensation. If your claim is valid, he’ll forward your letter to his insurer. Once their insurance company is aware of the claim, they’ll verify it to see if it meets the terms and conditions of the underlying policy agreement. They might even (highly probable) visit your premises to inspect the damage. The rule of the thumb in that case is to avoid signing any documents that they might issue to you until you’re satisfied that you are getting enough compensation. You may want to ask him for his insurers contacts for a follow-up call just in case he has not tendered the claim.

Do I pay the roofer his remaining fees?

Whether to pay (or not to pay) the roofer the remaining part of his charges entirely depends on the terms of your contract. It would be a breach of contract to withhold payment if he completes his part of the job as specified in the contract. The only time you can refuse paying him is when the job contract is clear on what to do in case that particular loss occurs as in “right of retention”. You can sue him for negligence if need be.

Your Cool Metal Roofing Guide

Cool roofing is a wide term used to refer to a family of energy efficient roofing products comprised of granular coated metal, pre-painted metal and unpainted metal. With proper design, cool roofing systems can save energy by reducing a building’s cooling/heating load. Such systems are best known for their high solar reflectance a property that makes them quite ideal in providing further reductions in heat gain. This roofing system is available in a wide variety of finishes, textures, colors and profiles.

A Comprehensive Guide To Cool Roofing Systems

Thermal Benefits

According to the Oak Ridge National Laboratory, by having Cool Metal Roofing installed in your home, you can save up to 40% annual energy costs; depending on your geographical region. Cool metal roofing deflects sun rays – a factor that makes it an ideal choice to use in locations where buildings easily become overheated under extremely hot conditions. Aside from that, this roofing system radiates in the infra-red region of the light spectrum thereby keeping the room below it pretty cool even during a hot day. These roofs can reduce urban air temperatures by as much as 12 degrees Fahrenheit.

Cost Savings of Using These Roofs

Heating and cooling costs are the single largest energy expense in a typical U.S home. Air Conditioners alone use about 5% of all electricity channeled through the national grid. This translates to a cost of over $11 billion to homeowners per year. Homeowners can use cool metal roofing to save up to $4.4 billion annually. An average American home uses close to $5000 per year on electricity this could fall to just $3000 if all people adopted cool metal roofing. (Based on data from: http://www.eia.gov/tools/faqs/faq.cfm?id=97&t=3)
Color and Design Options

Cool metal roofings come in a wide variety of textures and colors meaning that a suitable roofing is available for typically any property. There are two broad classifications of this namely: structural and non-structural roofing. Structural roofing attaches directly to lathe boards and does not require any sort of support beneath it. On the other hand, non-structural roofing requires some solid support beneath it. Two non-structural roofing categories exist namely: low slope and steep slope. Among the many colors to choose from include Aged copper, champagne metallic, colonial red, medium bronze, regal red, solar white, teal and many other choices including custom colors.

What sound does this roofing system produce?

The deep textured folds of cool roofing products avoid the pinging sound you might expect from rain hitting on a normal metal roof. Besides that, metal roofs are installed over plywood with insulation between you and the roof. Therefore the sound generated by rain or hail would be pretty much similar to other roofing systems.

Closing remarks

Cool roofing systems have been credibly proven to last over 30 years with minimal maintenance. On tops of that, these roofs are documented to resist wind, fire, earthquakes and hail. They meet the EPA performance criteria and above all they are eligible for many cool roof incentive programs. Due to all these factors, combined, cool metal roofing makes an attractive investment.

Wind Resistant Roofing

Because of the methods used to construct and install metal roofing panels, they are incredibly resistant to wind damage even from hurricanes. Roofing shingles, shake or tile roofs are very weak in comparison to vertical seam metal roofs which are installed with one continuous piece which travels the length from the eave, the lowest point of the roof, to the ridge, the highest point of a roof.

This technique massively minimizes the area which precipitation and wind can leak through under the roofing material and in turn cause damage, which makes metal roofs wind resistant. Not only are metal roofs hurricane wind resistant, they boast the biggest strength to weight ratio of all roofing materials- and they're attached mechanically to the roof deck using screws. This makes a roof which can take far, far more than the stress loads of the majority of other roofing products.

Roof replacement of homes is without a doubt one of the most expensive home improvement projects out there. However, there's a huge sum of money which is saved from being a cost of repair work. Wind resistant roofing is best looked at as an investment which you are sure to see a return on.

Metal roofs are constructed from metal pieces or tiles. It's other benefits include its light weight and its incredible durability. Metal roofs usually utilize materials like zinc, copper, aluminium and stainless steel. They'll last for between twenty and thirty years, which is almost twice that of an asphalt, traditional roof. Steel roofing can even be coated with an aluminium-zinc alloy which can increase the lifespan of a roof to
 around a hundred years.

The incredible wind resistance capability of metal roofs has been shown through unfortunate events in hurricane areas in Florida. The vast majority of metal roofs in hurricane areas usually don't take any damage, whilst their little brothers, tile and asphalt shingle roofs are significantly damaged through hurricanes. The fact that metal roofs are wind and hurricane proof has meant that the popularity of metal roofs has grown hugely as home owners become more aware of their multiple benefits. The constant repairs and damage cycle which many people go through often leads to a switch in roof.

Metal, in comparison to tile, is much lighter and doesn't need any reinforcement. The heaviness of tile roofing means that they more than likely require reinforcement to avoid structural problems. Metal roofs also offer the huge benefit of the lowest lifetime costing roof. Metal roofing can often outlive the building which it protects. They also boost the price of houses because the buyer won't ever need to buy a replacement roof.

An asphalt roof might last for 15 years if it's lucky before leaks begin to occur. The additional expense of hiring a roofer to patch the roof isn't exactly a benefit. Even after that cost, you could well find that in just a few years leaks will begin again. This situation makes many home owners purchase a cheap roof which will probably last another fifteen years.
